localSTR Short Term Rental Management Services

Management is 15-20% of the net revenue per month. This price includes: 

  • 24/7 communication 

  • Review auditing, post-stay guest follow-up, claims and disputes

  • Cross-platform property marketing 

  • Coordination of city inspections and permitting 

  • Management of all third-party services (cleaning/security/trash removal/pest control/landscaping) 

We are a full concierge service - we onboard the listing to our accounts and remit payments to our clients at the end of each month. Timing of expense invoices will depend on the service. We cover costs associated with communication, pricing, and advertising the listing. 

Cleaning fee. Is expected to be passed through to the guest. We encourage all clients to pass through the full cleaning fee. Fee is determined on a per unit basis. Cleaning service is provided in-house. 

Supplies. Includes the stocking and replacement of the following supplies: Trash bags, hand soap, dish soap, detergent (pods), body wash, conditioner, shampoo, bathroom trash can liners, pillows and cases, sheets (all sizes as needed), duvets, bath towels, hand towels, and wash rags. A fee will be passed through to each guest to cover a portion of the cost. We take on responsibility for managing your supplies. 

Maintenance. Calls will be invoiced immediately after the emergency callout at a base rate of $75. All long-term projects will be quoted separately. Maintenance is in-house and always on call. 

Trash Removal. Includes weekly trash removal/pullout and property cleanup for the entire year. Cost of $15-20 per week (depending on number of bins). 

Property Marketing. We take on all listing creation and marketing responsibilities. Scheduling professional photos, marketing on top BnB sites, detailed descriptions and more are all handled by localSTR!
